More Sellers, Fewer Buyers: Polk County’s Market is Shifting

In April 2025, Polk County saw a spike in inventory—active listings reached 6,411 homes, a 2.6% jump, while pending sales fell behind at 2,066 homes. This widening gap mirrors the national trend Redfin is reporting, where home sellers now outnumber buyers by the widest margin since 2013.

Despite this, prices haven’t budged much—median sold price in Polk still rose to $312,900 (up 2.6% month-over-month). But with months of inventory climbing to 5.61 (an 84% increase over last year), this could be the early stages of a market shift.
